SOUTH FLORIDA LOFTS - GROWING UP...

The arts center, in particular, has propelled a rash of real estate speculation along Biscayne Boulevard, where thousands of units are either announced or under construction.

Developers report strong sales as buyers clamor for an alternative to the cul-de-sac sameness and gridlock of western suburbia.

Some 50 loft projects have been announced in Broward and Miami-Dade counties, with about half of them in the City of Miami. The hundreds -- if not thousands -- of hip, edgy loft apartments coming on the market.

SOFT FLORIDA LOFTS - FASHIONABLE...

Most South Florida lofts are selling for more than $250,000 and some have asking prices of $1 million and more, though a few have targeted working-class buyers with lower prices. The Loft Downtown, a new Related Group project at 234 NE Third St. in downtown Miami, has sold many of its 197 lofts in the $150,000 range.

That stripped-down look made the loft concept a favorite of developers in the 1990s. Urban living was gaining in popularity as a booming stock market put money into the pockets of young city workers, while many baby boomers were drawn to a new life away from congested suburbs after their children left home.

'The word `loft' is a trigger word,'' said Terry Shook, a Charlotte-based consultant in real estate marketing who says lofts evoke the urban life popularized in New York-based shows like Seinfeld and Friends.

''There's no question that the number of people that find living in the urban core attractive has risen dramatically over the past 10 years,'' said former Miami Beach Mayor Neisen Kasdin, a real estate lawyer and head of the South Florida chapter of the Urban Land Institute. ``One of the interesting elements of this phenomenon is it's been late to come to South Florida.''

SOUTH FLORIDA LOFTS BOTTOM LINE - STYLE...

Dany Perl is ready to give up a Brickell Key condo for a loft -- trading a popular if staid locale for a remote stretch of bayfront on Northeast 31st Street. He has bought a 2,000-square-foot loft in ICE, a planned 36-story glass-walled tower with 18-foot ceilings, two levels of balconies and ''floating'' staircases in the middle of apartments.

''I always dreamed about living in New York,'' said Perl, a lawyer from Venezuela. ``Now I have the style of New York, but the weather of Miami.''
